Sedona 2022 Real Estate Housing Market Statistics and Numbers

December was the first and only month this year that the Sedona real estate market saw more homes selling than coming on the market.

Home sales this year were more in line with 2016-2017 levels along with the number of homes coming on the market, which is a deceleration when compared to the past couple of years.

Sedona has seen a decrease of 28.3 percent in the number of homes sold in 2022 when compared to 2021.

The average home sales price has seen an increase of 11.6 percent for 2022 over last year.

The Sedona Verde Valley Board of REALTORS® (SVVAR) reported that the number of days that homes that sold were on the market during 2022 is 3 more, 87 days, as it was in 2021.

Sedona 2022 Home Sales

2022 has seen 544 home sales in Sedona which is a 28.3 percent decrease when compared to the homes sales of 2021.

Homes under $500,000 made up 7.0 percent of sales, with homes priced between $500,000 and $999,999 accounting for 50.2 percent of sales. Homes priced over $1,000,000 came in at 42.8 percent.

Sedona 2022 Home Sale Prices

The average home sale price, $1,110,580, in Sedona has experienced an increase of 11.6 percent when compared to 2021.

Meanwhile, the median home sale price, $899,000, up 12.1 percent during the same time period.

Sedona 2022 Days on Market and Absorption Rate

The inventory of available homes for sale in Sedona is low as the inventory so far this year is at 3.8 months. The number of new listings (729) for 2022 is 7.6 percent below those seen last year.

A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
