Uptown Sedona 2021 Real Estate Housing Market Statistics and Numbers

The inventory of homes for sale in the Uptown Sedona real estate market finished 2021 at less than a month while seeing an increase in home sale prices.

Uptown Sedona saw a 3.5 percent decrease in the number of homes sold for 2021 when compared to 2020.

The average home sales price experienced an increase of 28.6 percent during the same time period.

The Sedona Verde Valley Board of REALTORS® (SVVAR) reported that the number of days that homes that sold were on the market for the year is down 51 days to 54 days.

For 2021, home sales in Uptown Sedona has seen 55 sales which is down 3.5 percent when compared to the homes sales of 2020.

Homes under $500,000 have made up 7.3 percent of sales, with homes priced between $500,000 and $999,999 accounting for 52.7 percent of sales. Homes priced over $1,000,000 have come in at 40.0percent.

2021 has seen the average home sale price jump to $1,073,534, in Uptown Sedona which was an increase of 28.6 percent when compared to 2020.

Meanwhile, the median home sale price, $955,000, increased 31.7 percent during the same time period.

The inventory of available homes for sale in Uptown Sedona is extremely low as 2021 is at 0.9 months. The number of new listings (‭54) for the year is 9 less than there were in 2020.
